Acting as Client Representative, our role is to deliver your scheme on time and budget. We understand that completing a development within defined scope, quality and cost constraints can be a complex and time-consuming process.

We manage risk and drive value across every phase of the project. Whilst we can be appointed at any stage, we are most effective when we are able to select and manage the full professional team through competition. We ensure all parties understand their roles, targets and milestones in order to manage conflict and minimize down-time.

Acquisition & Monitoring

We offer impartial and independent advice to investors and lenders to support their acquisition due diligence process.  Our role can extend to providing construction advice and savings to our client’s legal teams during the preparation of Funding Agreements. We are often appointed to represent our client’s interests during the delivery phase and closely monitor the performance of the building contract.

  • Technical Due Diligence

    We regularly undertake pre-acquisition technical and environmental appraisals on proposed schemes and designs. This involves extensive dialogue and interviews with the project team to gain a thorough understanding of the development and the issues most critical to informing the client’s investment decisions. We look at the key architectural, MEP and structural issues alongside all risks impacting on the viability of the scheme.

  • Project Monitoring

    We are retained by the Lender or Borrower to monitor project progress against agreed plans and specification. This includes the timely draw down and expenditure of funds against phased construction programmes. Our monthly activities often include site inspections and progress reports to inform client on issues such as cost control, construction quality, deviations and change orders.

Cost Planning

We obtain cost certainty and optimize value through the lifecycle of our projects. Our practical knowledge of the construction market allows us to provide clients with a supply chain “health check” to assess the extent to which a project is achieving best value for money in the procurement process. This is with due regard to the chosen procurement route, whole life costing and the likelihood of changes and claims throughout the design development and construction phases. Our input can identify where a rigorous approach to procurement can yield substantial savings.
