WEST STREET - STRAITS MANOR
Sheffield
PROJECT STORY
The re-development of 52-56 West Street, in the heart of Sheffield city centre, was a 284-bed purpose built student accommodation scheme. The prime site was purchased in summer 2017 with the benefit of planning consent on behalf of Q Investment Partners, a Singapore based investment fund. The building now caters for students at both Sheffield Hallam University and the University of Sheffield which are both within a short 10-minute walk.
The design, by Manchester based architects Fletcher Rae, was further enhanced post planning to ensure a high-quality architectural form and finish to all areas. Existing buildings on the site, comprising a former Government office block and adjacent bar, were demolished ahead of main contractor works starting in early 2018. The scheme had many interfaces to resolve including tram cable relocation, utility disconnections and diversions, party wall awards and oversailing licences.
The new scheme provides a modern student facility arranged over ground and 10 upper floors. The ground floor offers generous amenity space with market leading facilities that incorporate a cinema room, gym, quiet study, café & lounge, laundry and concierge/reception services.
DML continue their involvement with an asset monitoring role working with the operator Prestige Living on the ongoing operations and maintenance of the building.
DML's ROLE
DML was appointed as development manager and asset monitor. DML led the professional team from acquisition and delivered the scheme for the 2019/2020 academic year.
